Tile doesn’t always need to be ripped out to look good again. Grout darkens over time, caulk cracks and peels, tiles chip or come loose and what looked sharp when it was installed starts looking worn and tired a few years in. For a lot of homeowners, the answer isn’t a full tile replacement. It’s renewal.

Old grout gets porous over time. It absorbs moisture, soap residue, mold spores, and general grime and at some point, no amount of scrubbing brings it back to a decent color. We remove the deteriorated grout and regrout the joints with fresh material that's properly applied, packed, and finished. Grout is just stained but still structurally intact, deep cleaning and sealing restore.
After regrouting or deep cleaning, grout should be sealed to slow future staining and moisture penetration. We apply grout sealer that creates a protective layer against water and oils. For homeowners who want to change the grout color going from a worn, stained beige to a clean gray, for example color sealing applies a tinted sealant that penetrates the grout and gives it a consistent, fresh color throughout.
Caulk is the flexible sealant used at tile transitions where tile meets the tub, where walls meet floors, around fixtures. It's softer than grout and breaks down faster. Cracked, peeling, or moldy caulk is a moisture problem waiting to get worse. We remove the old caulk entirely, clean and dry the joint, and apply fresh caulk with a clean bead and proper tooling. Cracked, chipped, or loose tiles don't require a full retile job. Where damaged tiles can be matched or where a homeowner has spare tiles, we remove the affected tiles carefully, prep the substrate, and reset new tiles with the appropriate thin-set and grout. Getting this right depends on properly cleaning off the old adhesive and leveling the setting bed, otherwise the new tile sits proud of the surrounding surface.
Years of hard water deposits, soap scum, and grease buildup can make tile look permanently damaged even when it isn't. We clean tile surfaces thoroughly before any renewal work using the right products for the tile type so we're not damaging the surface in the process of cleaning it. Natural stone in particular requires pH-neutral cleaners to avoid etching the finish.
Showers and bath surrounds are where tile takes the most abuse of constant moisture, steam, and temperature swings. Mold in grout, failing caulk at the shower pan, loose tiles from water infiltrating behind the setting bed these are all problems we see regularly. Surface Prep: Old grout is removed where needed, caulk is stripped, and tile surfaces are thoroughly cleaned before any new material goes on. Proper prep is what makes the new grout and caulk last.
Regrouting, Recaulking & Repairs: New grout is applied, packed into joints, and finished to the correct profile. Tiles are reset where needed. Fresh caulk is applied at all transitions with clean, consistent beads.
Sealing: Grout is sealed after it has cured. Where color sealing is part of the scope, it’s applied after the base seal coat.
Final Inspection & Cleanup: We check every joint and caulk line before we leave. Tile surfaces are wiped down, protective coverings removed, and the space is left clean.
